NYC Building Requirements
What is a COI for a move?
A Certificate of Insurance, often called a COI, is a document that shows a moving company carries insurance coverage required by a building or property manager. Many NYC apartment buildings, co-ops, condos, high-rises, and managed buildings require a COI before movers can enter the building, reserve an elevator, use a loading dock, or move through common areas.
COI requirements vary by building. Some buildings need specific wording, certificate holder language, additional insured language, elevator reservation details, management company information, and coverage limits. The important step is to identify the requirement early so the move is not delayed.
Why NYC buildings care about COIs
Buildings want to reduce risk during a move. Movers may use elevators, hallways, loading docks, freight areas, and common spaces. A COI gives property managers documentation that the moving company has insurance in place before the work begins.
Common NYC move logistics
- Elevator reservations
- Freight elevator windows
- Loading dock access
- Parking or truck restrictions
- Walkups and narrow staircases
- Building move-in and move-out hours
- COI submission deadlines
When requesting an estimate, customers should share building rules, management contacts, COI instructions, elevator reservation details, and any time restrictions. That information helps the move get planned correctly.
